From the beginning...Whether you plan to build in Alpine Lake Resort, Deep Creek Lake, Preston County or Garrett County, our affordable custom homes are designed, one at a time, for each homeowner. The original ideas for a design can come from a variety of sources: our brochures, magazine clippings, plan books, rough sketches or written "wish lists" made by customers, and more. These ideas are then expanded on paper, developing into a rough floor plan. The location of rooms in relation to others, general size and shape of the home, and special needs are addressed and incorporated. The general architectural style is determined according to the preferences of the homeowner and by reviewing the size, slope and location of the lot or parcel of land on which the home will be built. Thought is also given to some of the materials that will be used in the construction of the home. Windows and doors, siding and veneer, cabinet and flooring styles, and other selections are made which will help determine the price of the home. Direction is given on which materials will provide the greatest benefit for the lowest price, but since we are true custom home builders, we do not have "standard" items. We allow our homeowners to specify any items they desire. The First Draft...Using these ideas, sketches, and selections, a first draft of the design is created with a computer drawing program. These somewhat detailed sketches include floor plans with rough dimensions and a front elevation. (To see an example of a first draft sketch, click here.) Usually, these sketches call attention to aspects of the design that require further discussion or more thought. A room which was to be of a certain size might not fit into the design in the expected location, or the floor plan design might not match the desired exterior architectural style. These problems are then addressed in further interviews or through email and the design is amended accordingly. Price Quotes...Once the design is properly detailed, a Price Quote is prepared. The actual price for the home as designed is given with allowances and possible options, along with a brief list of included items. (To see an example of a Price Quote, click here.) Our Price Quotes are not "estimates." They are the exact price which would be paid for the home as designed on that date. We do not, under any circumstances, play "price games" with our customers. We are certain you will find that we can deliver on our promise of an affordable home. Final plans and contract...Once any needed changes have been made to the design through the use of the sketches and a final price is agreed upon, a set of construction drawings is hand-drafted. Occasionally, a problem which did not arise in the sketches will surface during the final drafting. These are usually small problems concerning fractions of inches or "three dimensional" problems, those that are not evident until the third dimension of height is added to the design. When the plans are finished, a contract is drawn up which includes a draw schedule, materials specifications, and a selection sheet. These documents completely define the size and shape of the home to be built (plans), the exact materials to be used in its construction (specifications), the colors and types of items to be used (selection sheet), the exact price to be charged (construction agreement), and how that price is to be paid (draw schedule). Homes For All Seasons will then see to it that your new home is built precisely as designed and specified. Other than any remaining selections, your work is nearly complete. When move-in day arrives, we'll even help arrange assistance if you need it.
